A. Yes, you can buy now and wait to build. There is no time requirement for building a home.

A. Plantation Pointe HOA does not require a specific homebuilder or a specific style of house. Your house plans must be submitted and approved by an Architectural Review Committee before construction. Home Size Requirements: 2200 square feet on the main level for one and one and a half story houses, 1600 square feet on the main level for two and two and a half story houses.
Q. I don’t know of any homebuilders in the area?
A. Not a problem. We can provide you with a list of local homebuilders and builders who have built homes at Plantation Pointe.
Q. Are Waterfront Lots dockable?
A. Yes. Before building a dock you must obtain a Dock Permit from Duke Energy.
Q. What type of activities are allowed on the lake?
A. The lake is a fully recreational lake for swimming, boating (gas or electric engines), sailing, kayaking, canoeing, paddle boats, jet skiing, water skiing, tubing, wakeboarding, etc.

Q. Is my deposit safe if I choose to purchase property?
A. Yes, your deposit is held in a non-interest bearing escrow account until closing with an attorney. A full refund of all deposit money is given if the title search reports a defect in title or if the sale is contingent upon financial approval.
Q. What should I expect on the day that I go to view a property?
A. Be prepared to walk the property and understand the boundaries and character of the property. Some properties may be hilly and/or wooded. Wear long pants and walking shoes (hiking boots are best).

Q. What is a title search or title abstract?
A. North Carolina law requires an attorney to perform loan closings. Part of this process is searching the title to the property. The history of ownership of the property is investigated to determine that there are no others who may have claim to any portion of the property. Any covenants, conditions, restrictions, easements, rights-of-way, deeds of trust or other matters of record that may affect the title are reported. Any findings that are not permitted, such as prior liens on the property, will be cleared by the attorney's office prior to closing. An owner's title insurance policy is issued based upon the findings of the title search.
