A. Yes, you can buy now and wait to build. There is no time requirement for building a home. However, once construction commences the exterior of any structure must be completed within an 18 month period except where such completion is delayed by strikes, fires, national emergencies or natural calamities.
Q. Do you require a specific homebuilder, or a specific style of house?
A. Catawba Shores does not require a specific homebuilder or a specific style of house. All dwellings and outbuildings shall be constructed of good grade, quality and appearance. No mobile homes, trailers, modular or shell homes are allowed.
No structure of a temporary character, trailer, camper, unfinished basement, tent, shack, garage, barn, or other outbuilding shall be used on any lot at any time as a residence either temporarily or permanently.
Section/Phase I: There is a 3,000 heated square foot minimum.
Sections II and III: There is a 2,300 square foot minimum for a single story residence, a 2,800 sq. ft. minimum for a 2-story residence with a first floor minimum of 1,600 square feet, and split-foyer or split-level homes have a 2,300 heated square foot minimum. Your house plans must be submitted and approved by an Architectural Review Committee before construction. Lakefront lots are entitled to construct boat storage, i.e., boathouse or boat slip or pier in accordance with the Restrictive Covenants (see the “Amenities and Downloads Section” of our website), the Private Facility Guidelines as published by Duke Energy, and county limits.
Q. I don’t know of any homebuilders in the area?
A. Not a problem. We can provide you with a list of local homebuilders and builders who have built homes at Catawba Shores.
Q. Are Waterfront Lots Dockable?

Any covenants, conditions, restrictions, easements, rights-of-way, deeds of trust or other matters of record that may affect the title are reported. Any findings that are not permitted, such as prior liens on the property, will be cleared by the attorney's office prior to closing. An owner's title insurance policy is issued based upon the findings of the title search.
