FAQ's

Q. I want to buy now while the prices are low, but don't want to build until later. Is this possible?

A. Yes, you can buy now and wait to build. There is no time requirement for building a home.

Q. Do you require a specific homebuilder?

A. The Sunset Pointe HOA does not require a specific homebuilder. Your house plans must be submitted and approved by an Architectural Review Committee before construction.  There is a 2000 square foot minimum for all homes. No mobile homes or trailers are allowed.

Q. I don't know of any homebuilders in the area?

A. Not a problem. We can provide you with a list of local homebuilders in the area.

Q. Are Waterfront Lots dockable? 

A. Most waterfront lots are dockable, but before building a dock, you must obtain a Dock Permit from Alcoa/Yadkin, Inc.

Q. What type of activities are allowed on the lake?

A. The lake is a fully recreational lake for swimming, boating (gas or electric engines), sailing, kayaking, canoeing, paddle boats, jet skiing, water skiing, tubing, wakeboarding, etc.

Sunset Pointe  is located just northeast of downtown Salisbury, on Crane Creek Area of High Rock Lake, on the quiet side of the lake.  Sunset Pointe is located just 5 miles off I-85, with Charlotte and Winston Salem only 45 minutes away, and Greensboro an hour away.   

Salisbury, population of about 30,000, is one of the fastest growing areas in North Carolina, now with more than 280,000 people in the metro area.  Centrally located between Charlotte, Winston-Salem, and Greensboro, Salisbury is becoming an ideal location for many reasons.  From Salisbury, you can take day trips about 3-4 hours away to the beach or go snow skiing in the mountains.

Q. How about more information on High Rock Lake?

A. High Rock Lake Highlights:

High Rock Lake offers 18 boat launches and 3 marinas.  The lake is a fully recreational lake for swimming, boating (gas or electric engines), sailing, kayaking, canoing, paddle boats, jet skiing, water skiing, tubing, wakeboarding, etc. Waterfront lots owners must obtain Boat Dock Permits from Alcoa/Yadkin, Inc to build a dock.  During the summer months you can enter various fishing tournaments, since the lake abounds with many species of fish.

Two things that have made High Rock Lake extremely attractive are the size of the lake and the close proximity to metro areas.  High Rock Lake is one of the largest lakes in North Carolina with over 350 miles of shoreline to explore.  Many miles of shoreline are designated as Nature Preserves which keeps this large lake quiet and peaceful

One of Sunset Pointe's biggest assets is its location on High Rock Lake.  Many other communities on High Rock Lake are remote from shopping and restaurants, but Sunset Pointe is located only 5 miles off I-85 and about 10 minutes from downtown Salisbury for all of your shopping and dining needs. 

With boating traffic rated as low to moderate, you can see why so many people love the natural beauty of Sunset Pointe at High Rock Lake.

Q. What schools are in the area?

A. Sunset Pointe is located in the  Rowan County Public School System.   

Within 20 minutes are Catawba College, Livingstone College and Rowan-Cabarrus Community College.

Q. Are there any yearly HOA dues?

A. Yes. The Sunset Pointe Home Owner's Association fee is $75 per month.

Q. What types of utilities are at the community?

A. Sunset Pointe has underground power and phone lines. Each lot will be serviced by an individual well and a community sewer system. Cable or Natural Gas are not available at this time.

Q. How close is Sunset Pointe to the mountains or beach?

A. Sunset Pointe is about 2 hours to the mountains, and about 4 hours to the beach.

Q. How much are property taxes per year?

A. Property taxes are $6 per $1,000 of value.  Some examples:  A $50,000 lot would have about $300 per year in property taxes, a $200,000 lot would have $1,200 per year in taxes, and a $400,000 home and land package would have $2,400 per year in taxes.

Q. Where can I launch my boat?

A. Pending approval, there will be a boat launch next door to Sunset Pointe.

Q. Is my deposit safe if I choose to purchase property?

A. Yes, your deposit is held in a non-interest bearing escrow account until closing with an attorney. A full refund of all deposit money is given if the title search reports a defect in title or if the sale is contingent upon financial approval.

Q. What should I expect on the day that I go to view a property?

A. Be prepared to walk the property and understand the boundaries and character of the property. Some properties may be hilly and/or wooded.  Wear long pants and walking shoes (hiking boots are best).

Ask questions. Our Agents have the answers and will provide you with property information that will clearly explain the accessibility of the property, access to utilities and the costs associated with purchasing the property.

Properties are sold on a first-come, first-serve basis contingent upon receiving a deposit check, so remember to bring a check in case you find a property you want to purchase.

Q. If I decide to purchase a property, what guarantees are offered?

A. A general warranty deed comes with each property which guarantees that title is marketable and free and clear of all encumbrances.

Q. Do I need to find an attorney on my own if I decide to purchase?

A. You may, however we have obtained an attorney from the area who is familiar with the property and region. The attorney's knowledge of the property and area will make for a smooth and timely closing. The attorney can also arrange the closing via mail which will save you considerable time and make for an easy process.

Q. What is a title search or title abstract?

A. North Carolina law requires an attorney to perform loan closings.  Part of this process is searching the title to the property. The history of ownership of the property is investigated to determine that there are no others who may have claim to any portion of the property. Any covenants, conditions, restrictions, easements, rights-of-way, deeds of trust or other matters of record that may affect the title are reported. Any findings that are not permitted, such as prior liens on the property, will be cleared by the attorney's office prior to closing.  An owner's title insurance policy is issued based upon the findings of the title search.

Q. What types of lots are available to buy?

A. We have a variety of lots fitting different parameters such as acreage, water access, slope, view (mountain or lake), location, and much more. Most of our lots, at this time, are waterfront properties, but we have access to an extensive range of properties in the area. Simply tell us the type of lot that you're looking for and we'll be happy to provide you with a list of lots that meet your criteria.

Q. What if your lot inventory does not include a lot that will suit my needs?

A. No problem. NClakefront.com Realty has access to virtually all of the lots for sale in this area.  We also have a database that includes properties which could be acquired directly from owners.  As a company that focuses on lots and new construction, we have an extensive knowledge of lots and pricing on the lake, and can help you discern appropriate values for these properties in order to enable a smooth real estate transaction.

Q. What services do you provide when someone buys a lot?

A. Our goal is to make buying a lot a pleasant and easy experience for you! We do that for you in a variety of ways.  Most of our lots have property lines that are clearly marked, so when you visit in person, you will find the location of the property lines. Many times one or more possible homesites in a community will be cleared.  Additionally, many of our lots have septic permits already completed.  We've found this gives most buyers added peace of mind to know these things have already been taken care of.  There are other items involved in purchasing property here such as Title Insurance, Recorded Maps and Property Covenants, and we have a database of banks to assist in property financing.  If there is anything additional you would like us to do, or if you would like us to change anything, please let us know!
